A proper pressure wash brings it back in an afternoon. We use rotary surface cleaners for large flat areas and hand lances for edges, steps and anything more delicate, so the finish is even rather than patchy.
Picture the driveway as it looked the day it was laid - even colour, crisp joint lines, no green film creeping across the surface. That's the realistic target for a professional pressure wash, not a marginal improvement but a genuine reset.
That price covers a full clean with surface-appropriate pressure across NE38, and we're happy to quote for patios, paths, yards and walls at the same visit if you want more than one area done.
Covering Columbia and the wider City of Sunderland area
Within City of Sunderland, Columbia is one of the areas we visit most regularly for pressure washing, alongside neighbouring towns and villages across the same council area.
That regularity means we're familiar with common local surfaces - from older stone paths to modern block-paved estates - and can generally offer a prompt appointment rather than a long wait.
How condition affects the price
A light annual maintenance clean costs noticeably less than a first-time deep clean on a driveway that's had years of algae build-up, simply because heavy moss and ingrained staining take longer to shift.
We'll give an honest view on-site of whether a surface needs a standard clean or extra dwell time and pre-treatment, and price accordingly rather than applying a flat rate regardless of condition.
Tree-lined and shaded gardens
Driveways and patios under mature trees deal with sap, leaf litter and bird droppings on top of the low light that keeps them damp for longer after rain - all of which speeds up algae and moss growth compared with an open, sunny plot.
Sap and organic staining sometimes needs a specific pre-treatment before the main wash, and we're careful around root systems and low branches when positioning equipment and running hoses.
Trained to recognise what we shouldn't touch
- Asbestos awareness trained
- We know the signs of older materials that need specialist handling rather than a standard pressure wash, and we'll flag rather than guess.
- Spill management trained
- Any chemicals used are handled and contained properly on-site.
- Fully insured
- Full insurance cover for peace of mind on every job.
- Honest assessment
- If a surface isn't suitable for pressure washing, we'll say so rather than doing the job anyway.
Cleaning a tarmac driveway safely
- 1
Assess the tarmac
We check for existing cracking, loose aggregate or previous patch repairs, since these affect how much pressure the surface can safely take.
- 2
Set low pressure
Tarmac gets a noticeably lower pressure and wider fan than block paving to avoid loosening the surface bitumen.
- 3
Work in overlapping passes
The lance is kept moving in slow, even passes rather than held still, which prevents localised damage.
- 4
Rinse thoroughly
A full rinse clears lifted grime so it doesn't just redeposit as the surface dries.
Composite decking and porcelain paving
- Modern composite decking and porcelain paving are tougher than natural materials in some ways but can still be damaged by concentrated high pressure at close range, and composite in particular can be scored if the nozzle is held too close. We keep the lance moving and at a sensible distance to get a clean result without surface damage.
What we do - and what we deliberately don't
We do match pressure to surface: firm on sound block paving and concrete, low and controlled on tarmac, gentle soft-wash settings on render, brick and painted walls.
We don't run maximum pressure across everything to save time - it's the fastest way to blast out jointing sand, pit soft stone or strip paint, and it makes the next clean come round faster because the surface is left more porous.
We do offer re-sanding and sealing where it will genuinely help; we don't push sealing on surfaces where it isn't needed just to add to the bill.
Pressure Washing in Columbia — common questions
Based in Washington and covering a working radius of around 45 miles, Columbia is well within our regular patch - there's no premium call-out for being out of the way.
Light annual maintenance or a driveway that's had years of neglect - both are within scope, and we'll price and approach them differently rather than applying a flat rate regardless of condition.
Re-sanding, sealing and stain treatment are all available if you want the result to last, and we're fully insured for both residential and commercial work.
