We don't just rinse the surface. A biocide treatment kills the mould and algae at the root, so the boards stay cleaner for noticeably longer than after a quick hose-down, and genuinely chalky or faded uPVC gets a restoration pass to bring the colour back.

We soft wash uPVC roofline across Washington and the surrounding Tyne and Wear area, killing growth at the root rather than just knocking it back, and restoring chalky, faded boards close to their original colour.

Victorian terraces and original timber-effect boarding

Many of the Victorian terraces around Washington have been fitted with uPVC roofline over the original timber, and the narrow eaves and close-set houses mean soffits sit in permanent shade for large parts of the day — ideal conditions for algae and black streaking to take hold.

1960s-70s new town development laid out as numbered villages/districts. means access is often tighter than on a modern estate too, so we work carefully around bay windows and shared boundary lines rather than assuming a standard approach will fit.

Industrial and warehouse units

Units around Armstrong Industrial Estate often carry more airborne dust and grime than a typical residential street, which shows up fastest on pale uPVC roofline. We're equipped to cover larger runs of soffit and fascia efficiently across a full unit or terrace of units.

When the uPVC also needs restoring

  1. 1

    Assess the boards

We check whether the uPVC is simply dirty or has genuinely chalked and faded, since that changes the approach.

  2. 2

    Clear and pre-treat

Cobwebs and loose debris are cleared, then a biocide pre-treatment is applied to any active growth.

  3. 3

    Soft wash

The full roofline is soft washed to remove dust, dirt and the treated algae or mould.

  4. 4

    Restoration treatment

A dedicated uPVC restoration product is worked into chalky or faded sections to lift oxidisation.

  5. 5

    Rinse and inspect

A final rinse removes residue and we check the colour and finish against the rest of the roofline.

The biocide we use

  • Our biocide treatment is formulated to kill algae, mould, lichen and moss spores at the root, not just bleach the colour out of them. That's the difference between growth that's actually gone and growth that quietly regrows within a season.

What a soft-washed roofline looks like afterwards

By the time we've finished, cobwebs and dust are gone from the soffit vents, the black streaking that ran down the fascia has been lifted, and uPVC that had gone dull or chalky looks noticeably brighter — often close to its original white.

That result comes from the biocide working at the root of the growth rather than a cosmetic wipe-over, which is also why the roofline stays cleaner for longer afterwards instead of streaking again within a few months.

When restoration is needed

Chalky or badly faded uPVC needs more than a standard soft wash to bring the colour back, so restoration work is quoted as an addition to the base clean rather than included as standard. It's worth it on boards that have gone visibly grey or dull.

Standard soft wash
typically £80–£160
Restoration, single elevation
from around £40–£70
Restoration, full property
typically £120–£220 extra
Clean plus full restoration
typically £220–£380

How we set up on site

Soft wash equipment and extension poles mean we rarely need scaffolding or a cherry picker for standard roofline work. Where parking or access is tight, we're happy to talk through it beforehand so there's no surprise on the day.
