Roof Cleaning Price Per m² Explained

Roof cleaning price per m² is a useful way to compare quotes fairly, since it strips out the confusion of comparing a small steep roof against a large flat-pitched one on total price alone. But the per-m² figure only tells part of the story.

This guide explains how firms actually measure a roof for pricing, gives worked examples so you can sanity-check a quote, and covers the minimum call-out charges that mean a very small roof won't necessarily be proportionately cheap.

Typical per-m2 rates

For a soft wash biocide treatment, expect roughly £6-£12 per m². How firms measure a roof

Most firms calculate roof area using the roof's plan footprint (the area it covers looking straight down) multiplied by a pitch factor to account for the actual sloped surface area, since a steeply pitched roof has significantly more surface area than its footprint suggests. Some use satellite measurement tools for an initial estimate, then confirm on-site, while others measure directly during a site visit using a laser measure or by walking the roof safely.

It's worth asking how a quote was measured, since a rough satellite estimate can be meaningfully out on complex rooflines with multiple gables, dormers or valleys, and you don't want a surprise revision once someone's actually up there.

Worked examples

A simple rectangular semi-detached roof might have a footprint of around 45m² and, with a typical pitch factor, a true surface area closer to 55-60m². At £8 per m² for a soft wash, that's roughly £440-£480. A larger detached house with a complex roofline and a footprint of 80m² might have a true surface area nearer 100m², working out to £800 or more at the same rate.

These are illustrative, not guaranteed prices, since moss coverage, access and roof condition all still factor in on top of raw area, but they give a sense of how the maths behind a quote generally works.

Minimum call-out charges

Most firms apply a minimum charge, often £250-£350, regardless of how small the roof is, because a call-out involves fixed costs (travel, setup, equipment, insurance overhead) that don't shrink proportionally with roof size. This means a tiny roof won't be priced at, say, £50 just because the m² maths suggests it, so it's worth asking about minimum charges upfront if you have a small property.
