Patio Cleaning, Sealing and Re-Pointing Advice in Jarrow
Trusted patio cleaning in Jarrow covering sandstone, limestone, porcelain, concrete flags and block paving. Honest advice on sealing and re-pointing too.
Pressure washing alone can blast the surface clean for a few weeks, but it leaves the spores in the pores of the stone ready to come back within a season. We treat first, then clean, so the lichen actually goes rather than just getting knocked back.
Late winter and early spring is when patios in Jarrow look their worst - months of damp weather have given algae and black spot lichen a head start, and the low sun shows up every dark patch. It's also the point where most people start thinking about the garden again.
Larger Properties and Rural Access
Properties around Jarrow with longer driveways, gravel approaches or larger grounds - similar to what we see across Whitley Bay, Usworth, Jesmond and Gateshead - sometimes need a slightly different equipment setup, particularly for longer hose runs from van to patio.
We're happy to talk through access over the phone before the visit if your property is a bit different from a standard terrace or estate garden.
What Actually Moves the Price
Four things drive most of the variation in a quote: the total area, the material (porous stone generally needs more treatment time than porcelain), how established the lichen or algae is, and access - a patio reachable straight off a driveway costs less to work on than one down a narrow side passage with everything carried through by hand.
Exposed and High-Ground Properties
Properties on higher, more exposed ground around Jarrow catch more wind-driven rain, which keeps stone surfaces wetter for longer even without direct shade. That constant dampness is enough on its own to encourage green algae and black spot lichen without any tree cover involved.
Wind exposure also means more airborne debris and grit settling into joints and pores, so a clean here often needs a bit more attention to the pointing and gaps between flags, not just the flat surface.
Clean-and-Seal Process, from Treatment to Protection
- 1
Assess suitability for sealing
We check the stone and pointing are in good enough condition to seal - sealing over failing joints just traps the problem.
- 2
Biocide treatment
Lichen, moss and algae are treated and left to work before any cleaning begins.
- 3
Deep clean
Steam or pressure cleaning removes dead growth and ingrained dirt, matched to the material.
- 4
Full dry-out period
The patio needs to dry out properly before sealing - we won't seal a damp surface as it traps moisture underneath.
- 5
Sealant application
A suitable sealer is applied evenly across the surface to protect against future staining and slow new growth.
- 6
Cure and handover
We explain the curing time before the patio can be walked on or have furniture put back, and leave care advice for the months ahead.
Matching the Method to the Material
Indian sandstone and limestone are porous and can be relatively soft, so they get treated with a biocide, left to work, then cleaned with steam or low-pressure washing to protect the surface and the pointing around each flag.
Porcelain is dense and far more resistant, so it can generally take a firmer clean, though we still watch the joints. Concrete flags and block paving sit in between - solid enough for a proper wash, but we check for spalling or loose bedding sand before going in, and clean joints separately where block paving has gone green between the blocks.
Porcelain Paving
- Porcelain is dense, low-porosity and generally the most resilient of the common patio materials, so it can usually take a firmer clean without surface damage. Black spot lichen tends to sit more on top of porcelain than embedded within it, which makes treatment slightly more straightforward.
- The joints between porcelain slabs are still worth checking, though - growth often establishes in the pointing before it shows on the tile faces.
