Pitched tiled roof with moss-covered tiles beside a cleared section

Commercial roof cleaning across the North East

Moss, algae and lichen cleaned from business roofs with soft washing and biocide treatment, planned around your trading day.

Roof cleaning for business premises

Commercial roofs are often out of sight, which is exactly why they get neglected. Moss builds up on the tiled roofs of offices, surgeries and pubs, and algae spreads across the profiled sheet roofs of industrial units, until debris washes into the gutters and the building starts to look tired from the car park. Clearing that growth keeps water running off the roof as it should.

Commercial roof cleaning uses the same careful methods as our domestic roof cleaning: thick moss scraped off by hand where needed, then a soft wash or low pressure clean suited to the roof covering, and a biocide treatment to kill remaining growth and slow its return. High pressure is never used on a roof. We are trained in biocide use and asbestos awareness, which matters on older commercial buildings.

This page is cleaning only. We do not carry out roof repairs. If a slipped tile, damaged sheet or failed flashing is spotted during the work, we will tell you so you can arrange a roofer.

Commercial roof moss removal

On pitched tiled roofs moss holds water against the tiles and lifts their edges, and loose clumps wash down into gutters and outlets. Moss is removed and the roof treated so the remaining spores die back over the following weeks. For heavily mossed roofs, our roof moss removal page explains the process in more depth, and the biocide roof treatment guide covers what the treatment does.

Fallen debris is cleared from gutters and the ground, and outlets can be checked as part of the same visit. Our commercial gutter cleaning service covers the gutters in full.

Access, safety and survey

Every commercial roof is different, so access is confirmed at survey: roof height, pitch, covering, fragile areas such as rooflights and older fibre cement sheets, and how the roof can safely be reached. Where a roof cannot be cleaned safely with the access available, we will say so honestly rather than take the job on.

Older commercial buildings may have fibre cement roof sheets or other materials that need to be treated with particular care. Our asbestos awareness training means these are recognised and handled appropriately; where a covering is suspect, it is never scraped or pressure washed.

Work is planned around trading: entrances and car park bays below the work area are protected or coned off, and noisy or messy stages can be scheduled for quieter times. Tell us your opening hours and any restrictions on site when you ask for a quote. For the rest of the building, see commercial exterior cleaning.
